House removals in Edgware

A whole house is not a bigger flat move. It has a loft, a garage, a garden and often a couple of decades in it — so this is how a survey actually works through one.

Floor by floor

A survey is not somebody glancing at a hallway and naming a figure. It is a walk through the house in the order the crew will work through it.

01

Ground floor

The kitchen is the longest room to pack and the one people most underestimate — glass and ceramics wrapped individually and boxed small, so nothing is lifted at a weight that invites an accident. In the front room, the sofa gets measured against the hall and the front door before anything is moved, because in a bay-fronted semi that is the narrowest point of the whole journey.

02

First floor

Beds come apart by hand and the fixings are bagged and labelled to the frame. Wardrobe cartons keep hanging clothes on their hangers. The half-landing turn is the thing to watch: a wardrobe that went up before the stair carpet was replaced does not always come down again, and we would rather know that at the survey.

03

The loft

Almost always more than anyone remembers, and the single commonest reason a move overruns. We ask you to open it properly before the survey. Christmas decorations, suitcases, school work, the cot — it all counts towards the vehicle, and a figure that ignored it would simply be wrong.

04

Garage and garden

The other place volume hides. Tools, bikes, paint, garden furniture and pots. Fuel has to be drained from mowers and strimmers, and paint, gas bottles and anything pressurised cannot travel at all. Most of it is worth a conversation before the day rather than a decision on it.

Edgware houses, by type

1930s bay-fronted semis

The default Edgware house. Hall, return at the half-landing, loft hatch, and usually a driveway that makes the vehicle side of it easy. The stairs do more to shape the day than the square footage does.

Suburban terraces

Mostly around Burnt Oak and towards the A5. Narrower frontage, often no driveway, and a road where parking wants arranging in advance. Smaller volume, tighter logistics.

Larger detached and semi-detached

Canons Park and the Stanmore edge. More volume, more crew, longer approaches and gravel drives. Frequently a downsize, which changes the pace rather than the method.

Newer estates

Towards Mill Hill and the edges. Straightforward houses with unadopted roads and managing-agent rules about where a large vehicle can stand. Worth checking even when the house itself is simple.

Been in the house a long time, or moving to something smaller? That is a different job at the same price list — see family and downsizing moves, where the difference is pace rather than method.

House removals — common questions

What do you need to see before quoting?

Every room, plus the loft, the garage and the garden. Video is fine for most Edgware houses; we come in person where the access or the volume earns it. Open the loft before we look — it is where the surprises are.

Can you move us on completion day?

Most local house moves are completion-day moves, so yes. Completion times slip, though, and a plan that only works if the keys arrive early is not a plan. We build in what happens if they do not, and storage bridges the gap if the chain breaks.

Do you take the beds apart and put them back?

Yes, and the fixings are bagged and labelled to the frame. Same for flat-pack wardrobes and dining tables — though anything already dismantled once is worth mentioning, because some of it does not survive a second attempt.

Our house is on a narrow road. Will the lorry fit?

We look at the approach at survey. Where a full-size vehicle would block the street or simply cannot turn, we bring a smaller one or shuttle from the end of the road. It is a planning decision, made before the morning.

What about the things we are not taking?

They stay. We do not carry out house clearance or take rubbish away — that is a different trade under a different licence. We do take our own packing materials away at the end.

Moving house in Edgware?

Send both addresses and a rough idea of the house. We will arrange a look round and put the plan in writing.
